Dollis Valley

The Dollis Valley Estate lies to the north of the borough on the outskirts of Chipping Barnet near High Barnet, the last station on the Northern Line. The estate is on a south facing slope within an area of traditional suburban housing with excellent views across the adjacent green belt, and designated as both a Countryside Conservation area and Heritage Land.

The estate was built in the late 1960s and early 1970s and comprises of two and three storey houses and five storey blocks of flats and maisonettes and it suffers from many of the problems associated with post-war estates. The regeneration of Dollis Valley will see the creation of a new sustainable neighourbood with mixed tenure housing and improved transport links

The Proposed Development

In November 2011, the Council selected its preferred developer partners Countryside Properties UK and London & Quadrant consortium to regenerate the Dollis Valley Estate. Countryside Properties UK and London & Quadrant consortium has developed detailed regeneration proposals for Dollis Valley . These proposals include replacing the existing 436 flats and masionettes with a mixed tenure high quality development of up to 616 new homes.  This new development will consist of affordable homes for social rent, shared equity and homes for sale on the open market.

The proposals aim to transform Dollis Valley into a vibrant neighbourhood with a distinctive character, whilst respecting the suburban location of the site. The Dollis Valley regeneration also seeks to reconnect the site with the surrounding area and local amenities.

Countryside Properties UK and London & Quadrant plan to submit their planning application in early autumn 2012, and they will be developing their application in consultation with the residents and the Council.   A series of exhibitions and consultation events will be scheduled over the next 8 months.

Management of the proposed development

The proposed development is governed by a Principal Development Agreement (PDA) which the Council will enter into with Countryside Properties UK and London & Quadrant to deliver the affordable and private housing element of the development, as well as a new community facility.  

  • The Council will be responsible, with London & Quadrant, for managing the transfer of existing tenants from Barnet Homes, the Council’s Arms Length Management Organisation, to the new affordable homes on Dollis Valley. London & Quadrant will be responsible for the management of all new affordable housing developed on the site.
  • Countryside Properties UK and London & Quadrant will agree a management plan for the entire estate with the Council.
